Which is fair. A plot with no planning, an empty unit, or a big house that costs more than it earns does not look like a development site until someone checks. Tap the one closest to yours.
We work with developers who are actively looking, so we start from what they can use. Here is what that tends to mean in practice.

No consent is not the end of it. Many sites only become worth something once someone does the planning work.

Most owners assume there is one way to do this. There are three, and the right one depends on the site and on what you want from it.
A developer buys the site for an agreed price. Simple, and done when it completes.
Suits owners who want a clean exit.
A developer agrees to buy, but only completes if planning comes through. The planning risk and cost sit with them, not you.
Suits sites with potential but no consent.
You put in the site. The developer puts in the build and the delivery. You share the finished value between you.
Suits owners who want the upside, not just a price.
We will not put a figure on anything until we have looked at the site. Anything we propose will be agreed in writing, and you are free to take your own legal advice at every step.

Planning history, local policy, constraints, access and what has sold nearby.
An honest view of what it might be, and which route fits. If it is not for us, we say so.
Only if you want to go ahead do we put it in front of developers, and only with your agreement.
From public sources. Depending on the site that can be the council planning register, HM Land Registry data or Companies House. We use them to find owners of sites that look like they could be developed, and we write to those owners directly. If you would rather we did not, tell us below or on the phone and we will remove you.
No. Some of the sites we like best have none. We look at whether planning is realistic and what it might be, and we say so plainly if it is not.
There is no charge for us to look at your site and give you our view. If you decide to go ahead, how everything is paid for will be set out in writing before anything is agreed, so there are no surprises.
No board, no listing and no stream of viewings. We take the site to developers we already know who are looking for something like it. That is a quieter process, and for many sites a better one.
That is fine. A joint venture lets you keep a share in the outcome, and plenty of owners just want to know what the site could be before they decide. There is no pressure either way.
